Orlando Vacation Home Deals Abound 2009

We called some of the local hotels in the Orlando and Kissimmee markets recently, and they are painting a tough picture for February, 2009. Those we spoke to are forecasting occupancies in February down 18-23% over last year.

Many of the hotels are also being pressured by tour operators and consumers to lower rates.

This trend will most likely be reflected in the vacation home industry, as some of the biggest demand declines will now begin to set in and affect the Orlando vacation homes market.

The bright side for consumers is the stellar deals to be had. It is not unusual to see rates 20% lower for many accommodation products than compared to just a couple of years ago.

If you are visiting Orlando, always shop around for accommodations. As always, we recommend you consider renting a spacious vacation home. For a typical family or group, these can be a more economically viable and enjoyable alternative to renting a much smaller hotel room.

The Economist ®  magazine calls it the “rise of economic nationalism”. Alan Greenspan and other economists caustically call it populism. No matter what the name, and although the concept has a simplistic and deceptive appeal, “Buy American” and its consequential fallout will most certainly not be a good thing for Orlando travel and tourism.

 

Exclusive promotion of American goods and services (i.e. Buy American) will most certainly trigger an emotional negative global backlash especially relating to international travel to Florida.

 

The region’s largest economic commercial engines are greatly impacted by international travel. Take Disney for instance which has become a global brand attracting tourists from all parts of the world, and with operations on almost all continents pitching a Disney vacation and other American cultural icons.

 

Florida tourism in a larger sense is highly dependent on a robust international economy, and the state’s tax base is based upon tourism. As we have already indicated on other blog posts, the loss of British travel to Florida alone will be devastating for Orlando accommodations of all types and especially for the Orlando vacation rental market.

 

Every country must handle this economic downturn in their respective prudent manner. However, recognition that protectionism and economic nationalism will ultimately lead to a closure of critical markets must be noted. Orlando and Florida in general have way too much to lose.

When evaluating your choices for Orlando vacation home rates, options and accommmodations, keep in mind that size does matter. Let’s look at some Orlando vacation rental options when compared to a hotel room.

A typical hotel hotel room runs approximately 325 square feet in size. The average nightly rate in Orlando for that hotel room runs around $80 per night depending on the time of year or .25 cents per square foot if you are evaluating a cost average based on size. Two hotel rooms could tightly accomodate eight people for a total of $160 per night.

For a three bedroom vacation villa/home that will sleep eight to ten persons, it will run around the same amount ($160/night) depending on time of year, amenities and subdivision. Such a vacation home/villa will be roughly 1,800 square foot on average. Therefore, for a much larger home, your per square foot cost is .09 cents per square foot, plus you get the use many amenities that typical Orlando hotels do not have such as a fully equipped kitchen, private garage and private pool.

In summary, Orlando vacation homes/villas represent significantly better value than hotels if you are traveling with 4 or more persons. Based on our caluclations, hotel rental rates run around .25 cents per square foot while vacation homes are in the .09 cents per square foot range on average.
