Online Reviews – The Power of Online Vacation Review Sites

Vacation reviews sites are a powerful force on traveller decision-making according to a recent United Kingdom study. The report was published by Telegraph.co.uk and conducted by the media agency, Totalmedia and executed by Lightspeed panel surveys.

The study was formulated with a survey set of over 1,300 British travellers that had travelled in the past year. Part of the research study was to determine the relative importance of online travel review sites and their impact on consumer choices. The core of this Orlando vacation rentals site is designed for resort community reviews. TripAdvisor is another good example of an online vacation reviews website.

The biggest impact on travellers by area of influence on their decision-making (in order of influence) according to the study:

  • Friends’ travel recommendations or advice

Our take on this study is that it bears good news for the global vacation rental market. The popularity of vacation villas grows as families and individuals experience them firsthand. Vacation rental reviews typically indicate a very positive vacation experience had by all. Word of mouth is a very powerful force for the vacation home segment to grow and prosper.

As online vacations and reviews sites expand internationally, this should serve to help vacation home rentals in all markets including Orlando. Online review sites will continue to rise in popularity as long as certain conditions are met including consumer trust and relevancy of the posted blog content. Orlando Reservations – Booking An Orlando Rental Home

There are some personal decisions to review before one books an Orlando rental home. The good news is that having these answers in mind will help you make an Orlando reservation decision that best meets your personal needs. The following is a short list of some considerations – in no particular order:

1. Would you and your family rather stay in a traditional single family home or do you find a condo or townhome (with the key being that many units are attached physically) acceptable? A traditional single family home tends to add privacy to one’s stay. Key: Many resorts have mixed accommodation types. Make sure you verify your physical home accommodations at the time of booking.

2. How far is personally acceptable for your daily drive to the theme parks? Keep in mind that a distance of 2-3 miles can add 15 minutes +/- depending on traffic to the drive each day. Key: Review our vacation community profiles for estimated distances and use Google maps as a tool.

3. Will the community meet your expectations? Key: We suggest you use vacation home ratings and review sites to complement some of the posted consumer reviews.

Individual vacation rental amenities could include wireless internet, gameroom, number and size of televisions, pool and kitchen appliances. Common area amenity considerations include, but are not limited to fitness room, concierge, community pool and/or spa, and playground.

5. What size of accommodations should I book? Key: Again, only you and your family can answer this question. However, one critical item you need to think about is privacy in your home, especially with bathrooms. Most vacation house reservations are made with family members, so intimacy is not an issue. However, in some cases for groups, privacy is a major issue. Make sure you clearly understand how many bedrooms and bathrooms are needed.

6. Is it best to rent directly from an owner or from a professional management company? Key: There are great owners out there, but the best management companies in the area can offer a full-time service staff 24hrs a day to support your stay.

Vacation Rental Industry Economics – A Sleeping Tourism Giant

We continue to run into executives in the travel and tourism industry that are surprised to learn about the economic impact of vacation rentals in Orlando. We did a little comparative research on the size of the national and Orlando area vacation home market, and came up with some startling, but factual tidbits.

In a 2008 research paper commissioned by the Vacation Rental Managers Association and PhoCus Wright, the following national economic data was derived:

  • The vacation home segment was a $24 Billion industry in 2007 in the United States
  • National hotel revenues are about 5 times as large as those of vacation home rentals
  • Vacation home rentals were about 8% of all travel and lodging revenues including resorts, hotels, timeshares, campgrounds, etc… in the United States
  • 21.5 million adult guests stayed in vacation rentals nationally in 2007
  • Interestingly, the average party in a short term rental home is 6 persons. This compares to roughly 2.3 persons for a hotel stay.

Now let’s look at a recent Vacation Rental Impact Study for Central Florida conducted by the Kissimmee Convention and Visitors Bureau and the Institute for Tourism Studies at the University of Central Florida. For Osceola County and surrounding areas in 2007, the following economic stats for Kissimmee and Central Florida vacation homes emerged:

  • The vacation home segment is minimally a $1.7 billion industry in Central Florida alone.
  • Although the survey did not impute this to the national total, we can infer that approximately 7% of all US vacation home related transactions occur in the Central Florida market. 
  • 1.24 million visitors rented vacation houses in the area in 2007.
  • A startling $1.1 billion was contributed to the regional economy as a result of vacation homes.
  • 14,500 jobs were associated with area vacation rentals

As you can see, the influence that vacation rentals have on the travel and leisure market in the United States is growing. Moreover, the number of vacation home rentals in the region is now a very significant part of the overall travel and leisure market in Orlando as well.

The Power of Vacation Home Brands?

We were honored that David M. Scott, international social media marketing expert, blogger and author, made some comments on our vacation home branding post regarding Orlando and branding.

There really is credence to the fact that vacation home communities are in fact brands. This is simply a new paradigm for the general public, and for the travel and tourism blogosphere.

I’ll give you a personal example that occurred late last week which exemplifies the power of brands.

I traveled to several communities, made some notes for our blog, and then did tours of several rental houses. Although my observations are not empirical, I was shocked to see the high occupancy in Windsor Hills Review and Emerald Island Review versus many of the other vacation home communities.

This trend was especially noticeable as you moved down the quality spectrum. The lower rated communities, referencing our quality reviews, appeared to be relatively slow.

There are powerful Orlando area vacation home community brands at work that drive rate and occupancy and are derived from reputation branding and referrals. This also confirms an earlier post on Orlando villa comparison rates for rental homes regarding the impact of quality on rental rates.

For some reason, the vacation rental business became commoditized. In other words, vacation rentals have been marketed as short term rentals on the Internet with no differentiators for quality other than mostly size of home and time of year. Contrast this with the marketing of real estate which does just the opposite. Location of the homes and perceived quality of the neighborhood (as reflected in a per square foot sales price) often drive home pricing.

Our core belief for this site, and on our home page, is that all vacation home communities are NOT created equal.

Orlando Gay Days 2009

Disney Gay Days this year will be June 2 – June 8, 2009. An anticipated 140,000 attendees are expected. The week long event consists of a whole calendar of festivities(1). Gay Days started with approximately 3000 attendees its first year in 1991 as a one day event. Gay Days is now a global phenomena producing over $100,000,000 of economic stimulus into the Orlando Florida economy over seven days. 

  

There are various host hotels for the event, but for those attendees looking for a more functional economically alternative accommodation, an Orlando vacation home rental can make a lot more sense. Such homes boast up to seven bedrooms, fully equipped kitchens, garages and many with their own pools. 

Gay Days has become a week long Orlando event. Typically, the first Saturday in June at 3.00 PM the main attraction is the famous Gay Day Parade. In addition, there are events going on during the week all over Orlando so be sure to check the calendar above. 

Be sure to also check out the Gay Days Expo in the convention section of the Royal Plaza Hotel in Lake Buena Vista. 

Not many people realize that economically Gay Days is the largest activity in the Orlando events calendar. It is bigger in attendance than major conventions including PGA.
