We use a detailed 87 checkpoint criteria for our vacation home community review process.

 

Although we consider the exact ratings formula and weightings to be proprietary, our resort community review criteria is based on the following:

 

  • The quality of common area amenities (playground, pool, clubhouse, tennis courts, etc…) as defined by the functionality, cleanliness and maintenance of those amenities at the time of the on-site review.
  • The cleanliness and general maintenance of other common area grounds including buildings, landscaping, etc… at the time of the on-site review.
  • The cleanliness and maintenance of homes in the subdivision (which includes random sectional counts of 40 continuous homes considering items such as lawn care, painting, roofing and driveways.
  • Proximity of location to major parks and restaurants with an emphasis on the Disney parks (our reviews are targeted to families on vacation visiting the major area theme parks).
  • Other factors we consider include whether the resort community is gated and/or guarded.
  • The ratings system is dynamic in the sense that we re-review each of the communities every six months to stay on top of any changes in the community condition.

 

The “overall” review is derived from 87 factors over five core dimensions – community facilities, community maintenance, general home quality, general home maintenance and overall location.

 

When the individual scores are attained, they are weighted to give an overall score.

 

Please remember, although we try to be objective, our reviews are just reviews and opinion. Other opinions may differ.

 

Also remember we review communities. Each individual home within the community will vary tremendously in terms of size, quality, features and appearance.
